Existing Conditions
The existing site rests along the Northern corner site of Inyo and Van Ness in Downtown Fresno with site dimensions of 110'-0" x 150'-0". The development will cover two adjacent parcels at APN 468 252 05 and APN 468 252 06. The first lot is occupied by an existing 21,300 sf office building and the second lot is occupied by an existing 1,750 sf building. Both of these structures will be demolished for the development of the Droge Mixed-Use Building.

Design Proposal/ Concept Sketches
The approach to design and layout considers sustainable features such as a central courtyard open to the sky which allows natural light and ventilation to all units.

Color also plays a big part of the building's design as it injects much life and energy into the surrounding neighborhood. Translucent glass panels on the exterior facing both major streets allow tinted light to enter the courtyard during certain times of the day while a glass elevator brings guests up to the energy saving green roof for picnics & events. Strips of red resin block out portions of the exterior building like a frame which light up at night to create an inviting glow for the neighborhood.
