While working as Project Architect at ABS Architects, I had the opportunity to participate in several RFPs for the Department of Housing Preservation and Development. I was the head designer for two awarded projects and several runner ups. I was also given the opportunity to see my first fully designed project built and many others awaiting for better times. Daily tasks included producing complete DOB submissions, research NYC zoning and building codes while managing 4-5 projects at a time under direct supervision of principal Barbara Skarbinski.
MELROSE COMMONS, Bronx NYC

The 9 story - with partial 10 thru 12 - building is both a COOP and rental an includes a greenhouse structure on the northern portion of the roof. The double height ground level dedicated to retail and parking in the cellar aims on one hand at presenting an architectural response to the dominating 14 towers of the Boricua College Campus across the street, and on the other at providing the residents with ample light, air and access to recreational outdoor space, with a landscaped roof garden on the 3rd floor level.

The project is conceived with F.A.R. 'excess’ from the existing Forest Houses Housing Project. A Multi-family rental corner building is proposed to relocate existing tenants while renovating the housing complex.

Commisioned and built under the auspices of HPD’s New Foundations Homeownership Program in Mott Haven. The project consists of 2 buildings with a total of seven 3-familyhomes. Each house consists of a 3 bedroom owner duplex with a yard and two rental units: a 400 SF studio and a 950 SF 2 bedroom.

Awarded under HPD's New Foundations Program, the project aims at revitalizing the isolated residential neighborhood of Ocean Hill/Brownsville. The cluster included several 16.5' wide lots for which a three story with penthouse was designed to adapt to most sites. The typical model includes a 3-bedroom owner unit with backyard, a rental studio and a one bedroom duplex.

GREENPOINT HOSPITAL, Brooklyn NYC

The project consists of a new construction rental with 172 apartments as well as the rehabilitation and conversion of the existing abandoned hospital building into a senior housing facility. Additionally a new two story structure will be erected in the courtyard to accommodate a Medical Senior Day Care Center.

Part of an RFP cluster issued by HPD New Foundation Homeownership Program, the project consists on 5 townhouses on a corner lot. The main challenge was to maximize the number of units while providing each with a private outdoor space. The typical two-unit duplex house is accessed through a stoop which diverts into each unit minimizing the public hall space. The three-unit corner house has a central public hall which spatially divides each unit into living and sleeping areas and provides public access to the roof terrace.
