Our site design studio specializes in helping homeowners plan outdoor spaces that balance what you want—beauty, individuality, sustainability, room to play, room to grow—with what you need—access, safety, security, proper grading and drainage. Whether you intend to build on your own or hire others, all at once or in phases, Plandesign will provide the plans, sketches and information you need to transform your vision into reality.

What do you envision?
The site master planning process begins with an analysis of the existing conditions to understand the opportunities and constraints a site presents. Site analysis documents the site's existing structures, land uses, vegetation, utilities, sun and shade, winds, views into and out of the site, and grading and drainage patterns.
Plandesign works with you to understand your broad goals for outdoor living, such as “begreen/eco-friendly” or “relax” or “have fun.” After setting goals, we willfocus closer on programming your site and creating objectives that supportthose goals. We begin this by taking a look at pragmatic issues (needs), suchas pedestrian and vehicular circulation, grading/drainage issues, and securityconcerns. Next, we have a little more fun and brainstorm on wish list items(desires), such as gardens, outdoor dining, and play space or easiermaintenance, more controlled views/screening, and more/less shade.

Plandesign now has the information needed to developrough concepts (see above and below). These loosely sketched plans, hand-drawn to scale,will establish the site direction, including the location and conceptual designof proposed features such as paths, patios or terraces, retaining walls, gardenspaces, pet spaces and others. Concept alternatives demonstrate how eachconfiguration may alter the balance or prioritization of project goals and objectives. One concept or a hybrid of various concepts will be refined to create the final master plan.
